The project team lifted the entire structure approximately 12 feet through a complex system of jacks in order to complete the work. As it was held in place, Plant implemented significant modifications the building to that include a below-grade parking garage, retail space with a common court and public restrooms, 45,000 SF of mezzanine space, and 60,000 SF of office space, all of which added approximately 100,000 SF onto the building for a total of 220,000 SF. Also included in the scope of work was a self-performed restoration and preservation of the historic envelope and new wood decking on all levels; utility retrofit;  and streetscape improvements. The project achieved LEED Gold certification.

 

The historic, 60-foot, 15-ton Building 15 was stripped down to its structural frame system, lifted approximately nine feet, moved 200 to make way for infrastructure and street upgrades. Using a complex system involving crane mat stacks, substrate preparation, hydraulic manifolds, and jacks to lift the building back into the air, Plant’s team applied liquid soap onto Teflon-coated tracks to reduce friction as it slid back into place.

Bakar BioEnginuity Hub /projects/bakar-bioenginuity-hub/?utm_source=rss&utm_medium=rss&utm_campaign=bakar-bioenginuity-hub Fri, 20 Dec 2019 20:03:20 +0000 /?post_type=projects&p=1863 Plant provided GC services for the Bakar BioEnginuity Hub at UC Berkeley by creating research facility space and seismically rejuvenating the 47-year-old University Art Museum. The project scope included construction of a full-service life science incubator which included private labs for enterprises desiring more dedicated space, and wet and dry open lab benches for faculty and student researchers. Work also included a single-story, glass-enclosed addition, which adds 6,600 SF of office space to support the research function. Plant self-performed exterior building preservation, fencing, and grouting, which was painstakingly installed to a high level of architectural detail. The project achieved LEED Gold certification.

 

Within the 40,000 SF incubator is the provision of extensive equipment and laboratory space so that teams can test, develop, and grow their game-changing ideas. Fledgling ventures can lease as little as a single lab bench or half of a freezer shelf, while larger companies can access state-of-the-art equipment for the fields of therapeutics, diagnostics, research tools, agriculture and food tech, and more.

The building stands alone but is part of a 7.2-acre city block which includes a five-level, 1,405-stall parking garage with a rooftop garden, and a 128,872 SF, mixed-use office and retail building known as “The Mall”. Plant’s scope included base building work, landlord’s work, tenant improvement work, and seismic work. Plant self-performed lead abatement on all 28 floors, as well as hard and soft demolition, structural concrete, and site work concrete including bollards.

100 Stockton /projects/100-stockton/?utm_source=rss&utm_medium=rss&utm_campaign=100-stockton Thu, 25 Oct 2018 20:37:37 +0000 /?post_type=projects&p=1773 Located in San Francisco’s historic Union Square, 100 Stockton features flagship retail, creative office space, expansive event areas, and a dramatic rooftop dining venue. Extending nearly half a city block, the project includes 242,000 SF of mixed-use space on eight levels. This iconic building underwent a major seismic renovation, and Plant converted the existing, primarily single-tenant retail and office building into a multi-tenant retail building. Also included was the alteration of existing exteriors to all-glass facades and creation of a new rooftop space with a 16,000 SF restaurant and outdoor terrace. Plant self-performed all lateral and gravity shoring after demolishing 60% of the existing building in multiple phases throughout construction duration. The project achieved LEED Gold certification.

City Center Bishop Ranch /projects/city-center-bishop-ranch/?utm_source=rss&utm_medium=rss&utm_campaign=city-center-bishop-ranch Tue, 26 Dec 2017 23:38:19 +0000 /?post_type=projects&p=1674 The City Center Bishop Ranch complex is a new, mixed-use development comprised of 270,000 SF of specialty retail, a 42,000 SF luxury cinema with bar and restaurant, a 30,000 SF gym, and a 232,000 SF parking structure. The site includes surface parking, valet parking, landscape improvements, pedestrian pathways, and plaza seating. It is the largest shopping center in the world to be awarded LEED Platinum certification.

 

The retail center is formed around a piazza-style plaza with water features, food and beverage seating, landscaping, specialty event staging and ice rink amenities for the community. This social gathering experience is the focal point of the project and creates a destination point for business, retail, and community events.

 

The parking structure has approximately 1,200 parking spaces, EV charging stations, rideshare, bike lockers, circulator bus stations, and a large photovoltaic array.

 

The project required management of active public roadways, integration of new and old roadways, extensive rough grading and paving, and massive utility and infrastructure scope.

The scope of work included the new construction of two 145,000 SF, post-tensioned concrete parking structures built over ground floor retail space; a steel-structured restaurant; 10 blocks of completely new utility infrastructure and streetscape; and a new, 1.25-acre park and playground, Christie Park. The team self-performed hard and soft demolition, framing, and finished carpentry.

 

Due to the site’s location in a very heavily trafficked part of Emeryville directly adjacent to residential apartment blocks, a flourishing food court, and operating businesses, Plant constructed temporary a bypass road to reroute traffic around the site and coordinated closely with other general contractors.

Originally built in 1902, the four-story building is a key component of the university’s long-range vision to create a new biology/chemistry quad on campus. The sandstone structure features state-of-the-art bio/chemistry and organic chemistry teaching laboratories, along with a new library combining biology, chemistry, statistics and mathematics. An underground addition contains a lecture hall and a 300-person auditorium with a walkout terrace above. The team also performed the installation of site utilities and a filtration basin along Lomita Drive. The project achieved LEED Gold certification.

Construction took space on the busy UCSF Parnassus campus next to an active medical center. The project achieved LEED Gold certification.

The building features 29,000 SF of glass frontage on Market Street, the central atrium section of which is cable-supported for maximum transparency; while the interior offers tall ceilings and large floor plates of up to 40,000 SF, all which create an ideal mix of retail, restaurant, and entertainment space. The project achieved LEED Gold certification.

140 New Montgomery /projects/140-new-montgomery/?utm_source=rss&utm_medium=rss&utm_campaign=140-new-montgomery Thu, 04 Sep 2014 17:03:56 +0000 /?post_type=projects&p=309 This historic Art Deco structure and former home of the Pacific Telephone & Telegraph Building, designed by Timothy Pflueger and completed in 1925 as one of San Francisco’s first high-rises, underwent significant renovation and conversion into a 280,000 SF modern office tower. Restoration and repair of the signature lobby was complimented with the transformation of the former service courtyard into a sculptural garden and dining area. Original windows were replaced with replica, high efficiency windows and historic wood doors, “Bell” symbols in the lobby, wood paneling in the executive board room and the marble-clad staircase were restored and retained, as well as a full terra cotta facade restoration. Added amenities included extensive parking and showers for bikes, a restored historic central stair for tenant circulation and a full MEPFS upgrade designed with flexibility, efficiency, and scalability in mind.

 

A full seismic upgrade to the 31-story building included the installation of over 2.5 million pounds of steel reinforcement, 6,400 yards of shotcrete, 10 buckling restrained braces, and five super columns extending continuously from the basement to the 19th floor. Sustainability was a key focus and the building achieved LEED Gold level certification.
