The townhomes are LEED Silver certified and the nine-story tower is LEED Gold.

The team reinstated the broken terra cotta and limestone, cleaned and replaced missing or damaged exterior brick, mended the original red tile roof and copper gutters, repaired the majority of the 1,200 mullioned windows, and restored marble wainscot using salvaged materials from demolished areas of the building.

 

The newly renovated, 237,000 SF building, renamed The Landmark, contains 154 apartments and a variety of state-of-the-art indoor and outdoor features. The units are divided into one- and two-bedroom apartments that range in size from 400 to 1,500 square feet, with amenities including a fitness facility, storage and parking, kitchen and dining room, wine cellar, and more. Over 10% of the units are market rate affordable housing. With sustainable elements such as mass timber, use of recycled/salvage materials, and drought-resistant landscaping, the project received LEED Gold certification.

Work included the removal of 1960’s-era steel cladding and restoration of the original brick exterior, demolition of portions of the existing building, extensive excavation, structural upgrades, and construction of eight additional, above-grade floors. The new, 24-story building contains 101 residential units and retail space totaling approximately 225,000 SF.

The former office building was transformed into 418 luxury rental apartments with amenities including: below-grade parking, a roof deck and gardens, fitness facility, luxury group kitchen, conference room/business center, library, game room, and resident lounge. The entire building is now encased in a glass skin that reflects the surrounding buildings and expresses the modern, elegant design. 20% of the rentable units are market rate affordable housing. The project is GreenPoint Rated under the Existing Building Multifamily rating system.

Plant undertook a conversion of the 450,000 SF space that retained original elements and details along with restoring the red brick facade, historic silo, and engine room. Construction created 295 loft apartments with amenities including a fitness center, business center, and conference room. The team additionally built a new, 190,000 SF parking and retail structure adjacent to the historic residential building.

Work included bracing and major structural modifications to this concrete and steel, seven-story building with unusual L-shaped plan that wraps around a neighboring building. The building contains 28 residential condominium units (15 market rate and 13 below market rate units) as well as 4,300 SF of commercial space.
