The project team lifted the entire structure approximately 12 feet through a complex system of jacks in order to complete the work. As it was held in place, Plant implemented significant modifications the building to that include a below-grade parking garage, retail space with a common court and public restrooms, 45,000 SF of mezzanine space, and 60,000 SF of office space, all of which added approximately 100,000 SF onto the building for a total of 220,000 SF. Also included in the scope of work was a self-performed restoration and preservation of the historic envelope and new wood decking on all levels; utility retrofit;  and streetscape improvements. The project achieved LEED Gold certification.

 

The historic, 60-foot, 15-ton Building 15 was stripped down to its structural frame system, lifted approximately nine feet, moved 200 to make way for infrastructure and street upgrades. Using a complex system involving crane mat stacks, substrate preparation, hydraulic manifolds, and jacks to lift the building back into the air, Plant’s team applied liquid soap onto Teflon-coated tracks to reduce friction as it slid back into place.

The building stands alone but is part of a 7.2-acre city block which includes a five-level, 1,405-stall parking garage with a rooftop garden, and a 128,872 SF, mixed-use office and retail building known as “The Mall”. Plant’s scope included base building work, landlord’s work, tenant improvement work, and seismic work. Plant self-performed lead abatement on all 28 floors, as well as hard and soft demolition, structural concrete, and site work concrete including bollards.

Extending nearly half a city block, the project includes 242,000 SF of mixed-use space on eight levels. This iconic building underwent a major seismic renovation, and Plant converted the existing, primarily single-tenant retail and office building into a multi-tenant retail building. Also included was the alteration of existing exteriors to all-glass facades and creation of a new rooftop space with a 16,000 SF restaurant and outdoor terrace. Plant self-performed all lateral and gravity shoring after demolishing 60% of the existing building in multiple phases throughout construction duration. The project achieved LEED Gold certification.

140 New Montgomery /projects/140-new-montgomery/?utm_source=rss&utm_medium=rss&utm_campaign=140-new-montgomery Thu, 04 Sep 2014 17:03:56 +0000 /?post_type=projects&p=309 This historic Art Deco structure and former home of the Pacific Telephone & Telegraph Building, designed by Timothy Pflueger and completed in 1925 as one of San Francisco’s first high-rises, underwent significant renovation and conversion into a 280,000 SF modern office tower. Restoration and repair of the signature lobby was complimented with the transformation of the former service courtyard into a sculptural garden and dining area. Original windows were replaced with replica, high efficiency windows and historic wood doors, “Bell” symbols in the lobby, wood paneling in the executive board room and the marble-clad staircase were restored and retained, as well as a full terra cotta facade restoration. Added amenities included extensive parking and showers for bikes, a restored historic central stair for tenant circulation and a full MEPFS upgrade designed with flexibility, efficiency, and scalability in mind.

 

A full seismic upgrade to the 31-story building included the installation of over 2.5 million pounds of steel reinforcement, 6,400 yards of shotcrete, 10 buckling restrained braces, and five super columns extending continuously from the basement to the 19th floor. Sustainability was a key focus and the building achieved LEED Gold level certification.

The scope included demolition of finishes, installation of all new MEPFS systems, four new elevators, new roofing, and new finishes for a ground floor lobby, elevator lobbies, and restrooms. The combined use building has three floors of designated retail space on the lower level, first and second floors, with office designated space on the third through sixth floors. Plant self-performed concrete.

633 Folsom /projects/633-folsom/?utm_source=rss&utm_medium=rss&utm_campaign=633-folsom Thu, 25 Oct 2018 20:45:58 +0000 /?post_type=projects&p=1776 Plant converted this seven-story office building to a 12-story (plus basement and penthouse) Class A, lease-ready, office core and shell. The scheme expands the building vertically by four stories for a total of 288,000 SF. The renovation and expansion project increased the rentable area by over 94,000 SF and raised the height of the building from 92 feet to approximately 165. The building was re-skinned using a new glass curtainwall facade using a unique track system that made its way around the rooftop to lower FRP-wrapped sunshade pieces into place. Also included was new vertical circulation and toilet room core up the entire building, as well as new MEPFS infrastructure. The project achieved LEED Gold certification.

Plant collaborated with design partner WRNS Studio on two structures that responded to the client’s unique local environments. The Frazier Park delivery included new site entry design, administrative offices, a conference center, on-site water storage, and emergency generator systems, all while re-using local historical stone in the architecture of the building. The King City scope entailed administrative offices, a conference center, site improvements, and renovation of existing district warehouse, with a straw bale exterior wall for added energy efficiency. The facilities both achieved LEED Silver certification.

350 California /projects/350-california/?utm_source=rss&utm_medium=rss&utm_campaign=350-california Mon, 23 Dec 2019 22:22:51 +0000 /?post_type=projects&p=1890 Plant provided design-build services for the voluntary seismic upgrade and interior modernization of the 30-story Union Bank Building at the busy corner of California and Sansome streets in downtown San Francisco. All work was completed in a fully occupied building, including self-perform hard and soft demolition.

 

The seismic work included strengthening beam column connections by replacing existing welds, adding stiffener plates at the beams, and installing fluid viscous dampers between floors at all four corners on 18 floors. The dampers are designed to absorb and dissipate energy in a seismic event.

 

Interior modernization included tenant build-out for multiple stakeholders, including communal areas, offices, board rooms, bank retail, support space, MEPF upgrades, back-of-house, and more.

Santa Clara Towers /projects/santa-clara-towers/?utm_source=rss&utm_medium=rss&utm_campaign=santa-clara-towers Thu, 15 Aug 2024 21:52:52 +0000 /?post_type=projects&p=3548 Plant provided demolition and development for new Tower 1 & 2 lobbies, a fitness center, and exterior upgrade. The new work consisted of approximately 4,000 SF of Tower 1 lobby space and 5,400 SF of Tower 2 lobby space.

 

The construction in both these towers included new interior partitions, floor and ceiling finishes, light fixtures, MEP systems, reception desk, a new living green wall, and a lobby cafe. The 7,400 SF of the lower level fitness center space also consisted of new interior partitions, floor and ceiling finishes, rework of the existing ductwork distribution, and a reception desk.

 

The project achieved LEED Gold certification.
