The project will be the nation’s first known joint development of a bus maintenance facility with housing constructed adjacent to and above the bus facility, a groundbreaking approach that prioritizes safe, equitable, and sustainable transportation while also supporting the City and County of San Francisco’s housing goals. The development will pursue LEED Gold.

Over the course of three three years, Plant worked closely with the PNC team to provide project budget development, schedule development, and logistics for the complex multi-phase bus and residential facility.

The team reinstated the broken terra cotta and limestone, cleaned and replaced missing or damaged exterior brick, mended the original red tile roof and copper gutters, repaired the majority of the 1,200 mullioned windows, and restored marble wainscot using salvaged materials from demolished areas of the building.

 

The newly renovated, 237,000 SF building, renamed The Landmark, contains 154 apartments and a variety of state-of-the-art indoor and outdoor features. The units are divided into one- and two-bedroom apartments that range in size from 400 to 1,500 square feet, with amenities including a fitness facility, storage and parking, kitchen and dining room, wine cellar, and more. Over 10% of the units are market rate affordable housing. With sustainable elements such as mass timber, use of recycled/salvage materials, and drought-resistant landscaping, the project received LEED Gold certification.

The work included six levels of concrete and FRP structural improvements that requires demolition and build back of existing finishes. All work, including self-perform concrete reinforcement of transfer beams and the entry archway as well as soft demolition, was completed while the building remained occupied.

The entire building is now encased in a glass skin that reflects the surrounding buildings and expresses the modern, elegant design. 20% of the rentable units are market rate affordable housing. The project is GreenPoint Rated under the Existing Building Multifamily rating system.
